Location parameters usually include:
- Area. It can be a compact island in a shopping mall, a small coffee shop with seating, or a full-fledged café.
- Electrical power. Professional coffee machines, grills, refrigerators, and other equipment consume a lot of energy. The minimum requirement for a small coffee shop is 15 kW.
- Utilities. The availability of centralized water supply, sewage, and ventilation systems is a mandatory requirement not only for franchises but also for sanitary standards.

An island-style coffee shop in a gallery, a full-fledged establishment in a food court, or a small outlet near the entrance/exit of a shopping and entertainment center.
- Advantages. Large and stable flow of visitors to the shopping and entertainment center.
- Disadvantages. Very high rent, to which operating and marketing fees are often added. You work under the strict rules of the shopping and entertainment center: fixed working hours, strict requirements for design and music volume.
Business center

A coffee shop located in the lobby or on the first floor of a modern office building.
- Advantages. A steady stream of regular, loyal customers. Morning and lunch rushes are guaranteed.
- Disadvantages. Your business “lives” according to the business center’s schedule — usually from 9:00 a.m. to 6:00 p.m. on weekdays. The average check is usually lower, as the main products are coffee and quick snacks.
Signing the lease agreement
You have found the perfect location, the franchisor has approved it, and you are ready to move forward. Now it is time to sign the lease agreement. This document will define your relationship with the landlord and affect the stability of your business.
